About
Heidmann and Associates
An independent property insurance appraisal firm based in Loveland, Colorado, serving policyholders and carriers across the Western United States.
Nick Heidmann
Nick is a licensed independent adjuster and a certified property loss appraiser and umpire. He came to appraisal through field adjusting: inspecting roofs, writing estimates and defending them to desk examiners. Most of his work today is appraisal, appointed by carriers through independent appraisal firms and by policyholders through Heidmann and Associates, along with umpire appointments.
Working both sides is unusual in this field, and it is deliberate. It keeps the estimates honest, keeps him current on how each carrier's appraisers build a position, and means the appraiser across the table is often someone he has resolved files with before.
How we work
- Every appraisal begins with an inspection we perform ourselves, with photographs, test squares and roof measurements.
- Estimates are prepared at the line-item level using current regional pricing, with depreciation applied as the policy provides.
- Every file receives a written estimate, a photo report and a side-by-side comparison before the appraisers meet.
- Written status updates go out every two weeks on open files.
- New requests are answered within one business day.
Credentials
- Licensed independent adjuster
- Certified property loss appraiser and umpire
- Proficient in the estimating platforms used by carriers and contractors
- Practices under the Colorado Division of Insurance's guidance on appraiser fairness and competence (Bulletin B-5.26)
What we are not. Not a public adjuster, not a law firm, not a contractor. We do not negotiate claims, give legal advice or perform repairs. We determine the amount of the loss and document it so that it holds.
