Services
Residential and Commercial property appraisal and umpiring services
Each engagement begins with a written engagement letter that sets out the scope of the work. Under most policies each party retains its own appraiser, and the umpire is retained jointly.
Residential appraisal
Hail, wind, water, fire and smoke losses on houses, townhomes, detached garages and other structures. Roofing, exteriors, interiors and contents.
Commercial and HOA appraisal
Condominium and townhome associations, multifamily, retail, office, churches and light industrial property.
Umpire services
A neutral umpire, selected by the two appraisers, who decides only the items they cannot agree on. Written decision on those items.
Estimate review
A written comparison of the carrier's estimate and the contractor's, identifying where the differences are and whether appraisal is the appropriate next step.
Scope of loss
A line-item estimate with photographs, roof measurements and depreciation applied as the policy provides, prepared to the standard carriers use.
Support for public adjusters and attorneys
Independent appraiser of record, side-by-side comparison with the opposing estimate, presentation of disputed items to the umpire, and regular written status.
Who we work with
- Homeowners invoking appraisal under their own policy.
- Contractors whose project is stalled on a disputed scope. Working with contractors.
- Public adjusters who need an independent appraiser of record.
- Attorneys resolving amount disputes short of litigation.
- HOA boards and property managers with association or commercial claims.
- Insurance carriers, directly or through independent appraisal firms, on files where we have no conflict.
What we do not do
- Negotiate or settle a claim on a policyholder's behalf. That is the role of a licensed public adjuster.
- Give legal advice or decide coverage. Those questions belong to an attorney and to the policy.
- Perform repairs or recommend a contractor in exchange for anything.
- Accept a policyholder appointment on a claim where we have already been appointed by the carrier.
