Umpire services

Umpire services for Colorado property appraisals

When the two appraisers cannot agree, the umpire decides the items still in dispute and signs the award with one of them. We accept umpire appointments on Colorado residential and light commercial losses where we have no connection to either party, either appraiser, or the carrier on that file.

How an umpire file is handled

  1. Conflict check and engagement

Both appraisers confirm the appointment in writing. We disclose any prior work with either party or appraiser. Terms are set out in the engagement letter before work begins.

  2. Disputed items only

The appraisers submit their estimates and a list of the items still in dispute. Items already agreed are not reopened.

  3. Inspection where it matters

If the disputed items depend on the condition of the property, we inspect, usually with both appraisers present. If they depend on pricing or method, the file may be decided on the documents.

  4. Written decision

Each disputed item is decided with a brief reason. The result is an award stating replacement cost and actual cash value, signed by the umpire and whichever appraiser concurs.

What we bring to the role

To propose us as umpire

Either appraiser may reach out. Send the two estimates, the list of disputed items, the property address, and the carrier and claim number so the conflict check can be run, to Appraisals@HeidmannAndAssociates.com. We confirm availability and conflicts within one business day.
