Commercial and HOA appraisal
Appraisal for associations and commercial property
On an association or commercial claim, a modest percentage difference between the estimates can be a large dollar amount and a special assessment. Appraisal is the most direct way for a board or an owner to get that difference resolved without litigation, and the estimate has to be built to withstand scrutiny from both sides.

Property types
Condominium and townhome associations
Multi-building hail and wind losses, matching across buildings, and the division of responsibility between common elements and unit owners as the declarations define it.
Multifamily and apartments
Roofing, exteriors, balconies and interiors across many units, compared building by building to the carrier's estimate.
Retail, office, churches and schools
Low-slope and metal roofing systems, rooftop equipment, storefronts, signage and interior water damage.
Light industrial and agricultural
Warehouses, shops, barns and outbuildings, where the dispute often involves the roofing system type and the code items that accompany replacement.
What is different about commercial claims
- Code and ordinance items account for a larger share of the difference: decking, insulation values, drainage, and electrical or mechanical work triggered by roof replacement.
- Matching across buildings and elevations matters more and is contested more.
- Depreciation on large roofing systems can move the payment by more than the scope dispute itself.
- Documentation is heavier: engineering reports, core samples, moisture surveys, prior inspections and reserve studies all bear on the scope.
- Boards and managers need status they can put in a meeting packet. We provide a written update every two weeks and will join a board meeting to explain the process.
Working with counsel and public adjusters
Many association claims already have an attorney or a public adjuster involved. We serve as the independent appraiser of record alongside them. They handle the claim and any coverage questions; we determine and document the amount of the loss. An appraiser who is independent of the firm handling the claim removes the carrier's most common objection to the award.

What we deliver
- Building-by-building estimate with roof measurements and photographic documentation
- Reconciliation of the carrier's estimate against ours, by building and by trade
- Code and ordinance items identified with the applicable section cited
- Early agreement on an umpire, with a disputed-items summary the umpire can rule on efficiently
- Signed award stating replacement cost and actual cash value, for the carrier and the board's records
