Property insurance appraisal · Colorado

When a property claim is stuck on the amount, appraisal settles it.

Most Colorado property policies include an appraisal clause. It lets the policyholder and the insurer each appoint an appraiser to determine the amount of the loss, without going to court. Heidmann and Associates serves as appraiser for policyholders and for carriers across the Western United States, and as umpire when the two appraisers cannot agree.

Who we work with

Appraisal comes to us from several directions

Homeowners

The carrier approved a repair where the roof needs replacement, or the payment is well short of every bid. The policy already provides a way to resolve a disagreement about amount.

Is appraisal the right step? →

Contractors

The supplement has been declined more than once and the project cannot move. Colorado law keeps contractors out of the appraiser's seat, so the file needs an independent appraiser.

Working with contractors →

Public adjusters and attorneys

An appraiser of record who is independent of the firm handling the claim, with an estimate and documentation that hold up.

Public adjusters and attorneys →

HOA boards and property managers

Multi-building hail and wind claims where the difference between the estimates is large and the board needs it resolved on the record.

Commercial and HOA appraisal →

How it works

Appraisal decides the damage and what it costs, not the policy

In Colorado the appraisal panel determines the amount of the loss and, where it is in dispute, the cause of the damage. It does not interpret the policy or decide coverage. Two appraisers and an umpire take part, and an award signed by any two of them is binding.

Policyholder's appraiser

Chosen by the policyholder. Inspects the property and determines the amount of the loss.

Carrier's appraiser

Chosen by the insurer. Does the same from the carrier's side.

Umpire

Selected by the two appraisers. Decides only the items on which the appraisers do not agree.

Colorado requires party-appointed appraisers to be fair and competent. We work the same way whether a homeowner or a carrier appointed us. Read the full explanation.
